You might have heard online or in conversation that your business may need a TM44. But there’s a chance you don’t really know what that means. After all, it’s just a bunch of letters and numbers. It isn’t very self-explanatory. In our blog, we’ll help you answer the question ‘what is TM44?’ and leave you knowing exactly what your requirements are for regulations. Read on to find out more.
What is a TM44?
A TM44 inspection – also known as an air-conditioning inspection – is a legally required inspection to check that your air conditioning unit is as energy efficient as it can be. It’s important to have this inspection because it allows those that run businesses to understand how they can make improvements to the energy efficiency of their air con unit, while also ensuring safety for longer.
Air conditioning inspections are due every five years for all commercial buildings that have units with an output of over 12W. For all units, regulations state inspections are needed before they are five years old, then every five years after that.
Who needs a TM44?
As we mentioned above, not everyone needs a TM44 certificate. However, most units, especially for bigger properties, do need one. The output limit where you don’t need a TM44 certificate is 12W. Power higher than that and your equipment needs regular checking. Again, this is only for commercial properties. There won’t be many personal residence that have an air con unit hitting over 12W of power.
What is the fine for TM44 non-compliance?
After doing an inspection, your serviceperson will upload your compliance certificate to a government database. This then automatically alerts the authorities when your inspection runs out, and automatically sends you a £300 on the spot fine. This must be paid if you breach the five year inspection limit. After this, you are eligible for another £200 fine if you don’t gain an inspection certificate within 7 days of your initial fine, taking the total up to £500.

There are a few reasons you should get a TM44 certificate. Here are a few:
- It’s the law – regulations state you must get a TM44 if your conditioning unit is over 12W in power.
