How do I get an EPC for my property?

An EPC must be undertaken by an accredited assessor who is licensed to check and administer an EPC check. That is because there are several technical processes that make up the grading system, and an independent checker must give an honest assessment of just how energy efficient a property is based on a number of factors.

Is it the law to have an EPC certificate?

It is the law to have an EPC certificate for your property. If you are to sell or rent your property out, there must be a valid EPC in place at your property. To sell your property, there is no lower grade limit for the certificate but if you are planning to rent out the property, your energy efficiency grade must be E or above.

What happens if you let a property without an EPC?

If you let out a property without an EPC you can be fined up to £5000. The average fine is £500, but whatever your fine is, you will also be made to have an energy performance certificate check produced by the local authority.

How often do landlords need to renew an EPC?

When you get an EPC, it is valid for 10 years. Once this 10 year period is over, you should get another EPC, as efficiency differences can become much larger over this period of time. There’s a good chance that your efficiency grade will be lower after 10 years than your previous certificate.
